NEW YORK CITY-A ten-building stretch on West 135th Street in the heart of Harlem has become the neighborhood’s “greenest” block. In collaboration with private and public investment groups, developer Jonathan Rose Cos., the US Department of Housing and Urban Development, Enterprise Community Partners and the New York City Department of Housing Preservation and Development have completed a $50.8-million tenant-in-place renovation of 198 units located from 107 to 145 W. 135th Street here.

Enterprise, New York Highlights
HUD has awarded Jonathan Rose Companies a $3.6 million grant for the green renovation of West 135th Street Apartments, a 198-unit, 10-building Section 8 property in Harlem. This is the first award announced under HUD’s new Green Retrofit Program for Multifamily Housing, created through the American Recovery and Reinvestment Act of 2009. Enterprise made the preservation of West 135th Street possible with a $22.5 million loan through the New York City Acquisition Fund and an $11.5 million Low Income Housing Tax Credit investment. The renovation of the development will enhance quality of life for residents and increase energy efficiency. In addition, it will produce a utility cost savings of approximately 25 percent and will create quality construction-related jobs.

NEW YORK CITY – A green investment fund established by Jonathan Rose Cos. Has acquired a 10 building Harlem housing project for $26.5 million from West 135th Street Associates. A spokeswoman for Jonathan Rose tells GlobeSt.com it’s the first New York City acquisition for the Rose Smart Growth Investment Fund I, L.P., which is described as the nation’s first real estate investment fund to focus on the acquiring and greening of existing buildings. The fund has already made acquisitions in Baltimore, Seattle and New Mexico.
